When it comes to selling your home, you’ll do anything to make it look as attractive as possible to potential buyers. Always having your home impeccably tidy, just in case of a viewing, is only half of the story. The next challenge is the process. Our new Home Sellers Prep Pack service is designed to make the process easier for you, taking some of the stress out of your house sale and move.
What is the Prep Pack exactly?
This unique pack takes you through the selling process in advance. This simply means completing the general property information forms at the outset, rather than waiting for the sale to be agreed. Our Property Team then check over the information to find the gaps and get the information together at the outset. So once the sale is agreed, your paperwork trail is done and ready to go!
The point of doing the legwork early is to iron out any potential issues that might hold up the sale if you waited. To give you a few examples;
- Where you have had work completed on your home, we ensure you have the correct paperwork and guarantees like FENSA, inspection certificates of completed work and any relevant building regulations, so that we have everything in order. If you are missing any documents, then this gives you more time to request copies or to acquire the necessary indemnity policies to cover the potential buyer and lender.
- Where your Deeds (Title Documents) refer to access issues, we may seek to get clarification of any rights of way or payments required. Again, getting all this documentation prepared and in order now will ensure we are ready when the buyer’s solicitor gets in touch.
We will try to work out the questions that a buyer’s solicitor will raise so we can provide the answers at the outset of the sale to speed up the legal process as much as possible.
Who is it for?
This is for anyone selling their home who is looking to have a streamlined sale and is keen to reduce the stress the whole legal process and timescales can create.
This service is a proactive approach that gives you more confidence about your house sale, so that you can focus your attention on your new home.
If you are instructing your estate agent to put your home on the market, get in touch with us at the same time to make a start on your Prep Pack.
How long does it last?
There is no set expiration on the information in the pack. However, if something changes in one of the questions in the initial general information property form, it will need to be reviewed. For example, if you replace your boiler, this would need to be updated.
How much time will this service actually save me?
Clients who have opted to use the Prep Pack have generally saved 2 to 3 weeks from their legal process. With the pack ready to go straight to the buyer’s solicitors as soon as we receive a memorandum of sale from your estate agent.
This process gives you more time to gather all the necessary paperwork without an impending deadline. It is more manageable rather than feeling like you are holding up the sale, or a chain, from the outset.
The real value for our clients is peace of mind, knowing that their title and information have been pre-checked, with the supporting evidence all correctly gathered for your buyer. There are still things outside of our control that may influence the speed of the process, such as the buyer’s mortgage offer, survey, and their own onward sale.
“We introduced this bespoke service to make your sale as seamless as possible. While it may not answer every single question a buyer raises, having this pack ready puts you a step ahead of the chain and significantly eases the stress for everyone involved.” Wendy Donnan, Head of Residential Property
